Safe and compliant homes.
Every property is gas safety certified, electrically tested, smoke and carbon monoxide compliant, and maintained to a minimum EPC rating of C. Compliance documentation is held on file.

Predictable maintenance response.
Non-urgent issues acknowledged within one working day. Urgent issues affecting habitability responded to within four hours. Every issue is logged and tracked to resolution.

Long-term tenancy focus.
Tenancies are written to support long stays. Rent reviews are annual and evidence-based, conducted in line with current regulation. A tenant who wants to stay is more valuable than a short-term uplift.

Professional communication.
Every property has a single named point of contact. Communication is conducted through a logged channel. The person responsible for the property is the person who responds.

Well-maintained communal areas.
Shared entrances, stairwells, and external areas are cleaned and maintained under scheduled contracts. Lighting, fire safety provisions, and communal services are checked monthly.

Deposits held as required.
All tenant deposits are held in a government-approved tenancy deposit scheme. Protection certificates are issued within the statutory period. End-of-tenancy deductions are evidenced.
